Q: How’s the Market?
A: The market is an ever changing beast and there are a variety of factors that affect the purchase or sale of a home. Neighborhood, price, and size are just three of many different aspects.
Overall, the market in Arizona is strong due to a steady influx of new residents. Many local real estate agents will attest that the market is slower than it has been in years past but is not suffering from regression like some other states such as California.
Q: Is now a good time to buy/sell?
A: That’s a very subjective question. Now is certainly a better time to buy or sell a home than times have been in the past, but nobody has a crystal ball and can see into the future.

Q: Where are the best neighborhoods?
A: Well that all depends.

Q: Can you show me homes that are listed by other local real estate agents?

Q: Are you able to help if I goto an open house and want to make an offer?
A: Most of the time, yes. As long as you are not currently represented by another agent I can assist you.
In fact, I can even give you some of my business cards so that if you go to an open house without me you can give that card to the hosting Realtor.
Once you tell an agent that you are represented by another Realtor they will never bother or solicit you. *Generally speaking, this service is free for the buyers.

7 Reasons Why You Should Hire Me as Your Local Real Estate Agent.
I like to think that there are a ton of great reasons to pick me when you hire a local real estate agent. But, for the sake of time, I’ve narrowed it down to just the top seven.
I’m Not Like “Other” Agents.
Surely you’ve heard stories of or personally experienced a real estate agent that sucked. I know I have! In fact, that’s one of the main reason that I became a Realtor.
I thought, Where’s the Value?!?
Well, I’m Not Like “Other Agents!
I am dedicated and loyal to my clients because that’s how I would want to be treated myself.
When you hire me as your local real estate agent you will receive full service, 1st class treatment. It will be the best real estate experience of your life to date.
I chose to put this as bullet point number one because all six of the remaining bullet points basically explain how I’m different than the “other” local real estate agents.
Real Estate Should be Fun!
Too many times have I heard the words, “selling my house was an awful experience” or “buying our new house was such a pain.”
It always makes me cringe.
Conducting a real estate transaction should be a smooth, yet exciting process.
It’s my job to make sure that everything is taken care of during your real estate transaction.
I will go above and beyond to make your transaction fun experience. Think about it. Shopping for a home (or selling a home) is a big deal.
You’re going to be spending a lot of money and I think that you should get some value out of that money!
Communication is key.
The number one complaint about Realtors today is poor communication.
When I’m your local real estate agent you will hear from me all the time.
We’re actually going to get to know each other pretty darn well. Over the course of the time that it takes to complete your transaction we will share dozens of phone calls, hundreds of texts and emails, many drinks, meals, and other face to face meetings.
However you like to communicate works for me.
If you prefer phone calls, great. If you like to use FB messenger or text, that’s great too. If you want to use Morse Code – we can do that but don’t expect a quick response!
Seriously though, whatever is best for you is best for me!
Providing a Bespoke Real Estate Experience
Ok so just what the heck does that mean exactly?
Well, the word bespoke was traditionally used in suit making to indicate that a suit was hand made.
Over the years the term bespoke has became synonymous with high quality, hand-crafted premium goods.
- Merriam-Webster Defines Bespoke As: “made or fitted to the needs or preferences of a specific customer“
To provide this high level of service I must take the time to get to know each and everyone of my clients.
How could I (or any agent) possibly advise their client through one of the largest transactions of their lives if I didn’t know and understand what my clients needs and wants were?
I make it my business to anticipate my clients needs and tailor each real estate experience to their individual preferences.
I Am Not A High Volume Agent.

Local Real Estate Agent Pricing
By now you are probably thinking, “This sounds great.. But.. how much is this gonna cost me”?
It’s perfectly fair and reasonable to want to know how much you will pay for a service.
I am going to break it down for you as much as possible for you right now.
First off, are you a buyer or a seller? This makes a huge difference.
Generally if you are purchasing real estate in Arizona you can use the services of a licensed local real estate agent for FREE.
Most of the time (99%+) the home seller pays the commission to both agents involved in the transaction.
This is great news for you if you are a home buyer in Arizona.
There is LITERALLY no reason not to give me a call.
It won’t cost you a dime and you will get a top-notch, bespoke real estate experience and professional representation.

Now as a disclaimer I will mention that there are some exceptions to this rule and it could vary depending on your individual situation.
You should speak with a licensed Realtor (like me! – 480-530-0777) to determine exact costs.

- Due to the Sherman Antitrust Act of 1890, which prohibits price fixing, all commissions paid to a real estate agent are negotiable.
How Much Will it Cost to Sell My Home?
If you are a home seller the amount of money that it will cost to sell your home can vary greatly. The intricacies of how agent compensation can be written up are many.
You can always list your home for sale by owner.
I totally understand why you would think about listing FSBO (For Sale By Owner). In fact, I once sold a home that I owned FSBO.
The good thing about selling your home yourself is that you get to skip paying the listing agent side of the commission.
You will however still likely need to pay the buyer’s agent commission.
The other cost that most people who sell their home FSBO overlook is the cost of document preparation. You will either have to write the contracts yourself or hire an attorney to do so.
In Arizona, only a licensed real estate agent or a licensed attorney can complete a real estate contract on behalf of a client.
You could also choose to sell your house fast for cash.
I’m guessing that you have seen the little signs on the side of the road offering to buy your home now. These companies are legitimate companies that will buy your home quickly.
Unfortunately there is one catch.
These companies make their money purchasing homes for less than market value then selling them at full price and pocketing the difference.
Typically we buy houses cash companies will offer between 65-75% of fair market value.
That makes a Realtor’s commission look pretty cheap in comparison. Surely you would want to keep an extra 20% right?!?
The third, and obviously most popular option is to use a local real estate agent to sell your home.
When you choose to use a real estate agent everything is taken care of for you and homes sold with a Realtor typically sell for 17% more than ones sold FSBO.
***I’m going to go ahead and through out a HUGE DISCLAIMER. If you hire a GREAT AGENT then the above is true. I can’t be held responsible for the actions of “other” agents that suck!
As I mentioned earlier all commissions are negotiable. This means that each and every agent may charge a different rate.
Now the thing to remember is that the amount of commission that you pay will directly correlate with the level of service and care that you receive.
The flip side to that is how enticing do you want your home to look to potential buyers agents? Do you think that an agent that saw a listing paid 4% instead of 3% would be more or less inclined to show their buyers said home?

That being said, I am not the cheapest Realtor on the block. If you are looking for a cut-rate, discount broker I am not your guy.

Rarely in life is the cheapest option the best option.
